Roof inspection

A careful look at the whole roof, written up so you know what you have.

What this covers

A roof inspection documents the condition of the roof and everything attached to it: shingles or membrane, flashing, pipe boots, valleys, ridge and vents, gutters, soffit, and the underside from the attic. The inspector works from the ground with binoculars, from a drone, or from the roof with a harness where it is safe to walk, and photographs what is found. The report describes wear, damage, past repairs and remaining life in plain terms and separates what needs attention now from what can wait. Careful work shows in a report with photos you can understand rather than a sales pitch for a new roof.

  • After a hail or wind storm, before deciding on repairs.

Questions people ask

Does the inspector walk the roof?

Where the pitch and material allow it safely, yes, with a harness. Steep, tile or slate roofs are often inspected by drone and from the attic instead.

What does a storm inspection look for?

Hail bruises and granule loss, creased or missing shingles from wind, dented vents and gutters, and damage to softer metals that shows the storm's direction and force.

How often should a roof be inspected?

Every few years on a newer roof, yearly on an older one, and after any serious storm. Flat roofs benefit from twice-yearly checks.
