What this covers
Most business buildings have low-slope roofs covered in single-ply membrane such as TPO or PVC, modified bitumen, or built-up layers. The roofer inspects the field, seams, flashings, curbs, drains and parapets, and often tests for wet insulation underneath. Repairs address failed seams, punctures and flashing. Replacement removes or covers the old system, installs insulation sloped toward drains, and lays and seals new membrane, with careful detailing at every penetration and edge. A careful roofer plans access, safety and weather protection so the building stays dry and usable.

Questions people ask
Can a new membrane go over the old roof?
Sometimes. If the existing insulation is dry and the code allows another layer, a recover is possible. Wet insulation is removed first.
What causes ponding water?
Deck deflection, clogged drains or insulation that was not sloped enough. Tapered insulation and clear drains are the usual fix.
How often should a commercial roof be inspected?
Commonly twice a year and after major storms. Regular inspection catches failed seams and flashings while they are small repairs.
