Lead paint testing

Painted surfaces read with an analyzer, or sampled for a lab, by a qualified tester.

What this covers

Lead was common in paint on older homes, often under newer coats, so testing looks through every layer. A qualified tester uses a handheld XRF analyzer that reads lead in the paint on a surface without removing it, working room by room through windows, doors, trim, walls and exterior surfaces. Where a lab result is wanted, the tester takes a small paint chip sample with containment or wipes a measured area for dust. The report lists each surface tested, its location and its result, which tells the painter or contractor where lead-safe work practices apply.

When to call

  • Peeling, chipping or alligatored paint on trim, windows or porches.

Questions people ask

Does XRF testing damage the paint?

No. The analyzer is held against the surface and reads through the paint layers without removing any.

What is a dust wipe sample?

A tester wipes a measured area of floor or sill and sends the wipe to a lab, which reports how much lead dust was on that surface.

Are home test kits the same?

No. A qualified tester's analyzer or lab sample reads all the layers and records results by surface. Paint should be left undisturbed until it has been tested.
