What this covers
Concrete leveling raises a slab that has settled instead of replacing it. The company first looks at why it sank: soil that washed out under a downspout, poor compaction when it was poured, or a void left by a broken pipe. Small holes are drilled through the slab and either polyurethane foam or a cement-based grout is pumped beneath it. The material fills the void and lifts the slab, and the technician watches a level and stops when the surfaces meet. The holes are patched and the joints sealed so water does not wash the base out again. It suits driveways, walks, steps, garage floors and patios where the slab is sound but low.
When to call
- A driveway or walk section sitting lower than its neighbor, with a trip edge at the joint.
- Steps or a stoop that have pulled down away from the door.
- A garage or basement floor that has settled and cracked.
- Water pooling on a slab that used to drain.
What to expect
- InspectThe slab, the joint heights and the likely cause of settlement are checked.
- DrillSmall holes are drilled in a pattern across the low area.
- LiftFoam or grout is injected in stages while the technician watches the slab come up.
- Patch and sealHoles are patched, joints and cracks sealed, and the slab is ready to use the same day.

Questions people ask
Foam or grout?
Polyurethane foam is light, cures in minutes and lifts through small holes. Cement grout is heavier and suits large voids under thick slabs. The company chooses for the slab and the soil.
Can every slab be lifted?
No. A slab broken into many pieces, badly spalled or too thin is replaced instead. Leveling suits slabs that are structurally sound but out of position.
Will it sink again?
The cause matters more than the lift. If a downspout or poor grading washed soil from under the slab, that is corrected too, or the same thing happens again.
